Lennar (LEN) Q3 Earnings: Orders Decline and Delivery Target Falls

Lennar reported third-quarter 2026 results on September 16 for the period ended August 31. The homebuilder's release showed net earnings of $284 million, or $1.19 per diluted share, compared with $591 million, or $2.29 per share, a year earlier.
Orders and deliveries weaken
New orders fell 9% to 20,879 homes. Deliveries declined 3% to 20,840 homes, while total revenue was $8.0 billion. The home-sales gross margin was 15.8%, compared with 17.5% a year earlier.
Management attributed the difficult environment to higher mortgage rates and affordability pressures. The company reported an average sales price of $372,000 and incentives of approximately 12%.
Full-year target is reduced
Lennar lowered its fiscal 2026 delivery target to approximately 80,000–81,000 homes, from 82,000–83,000. For the fourth quarter, it projected 22,000–23,000 deliveries and a home-sales gross margin of approximately 15.5%–16.0%. These figures are forecasts rather than completed sales.
Why volume and margin belong together
When researching LEN, examine orders, completed deliveries and margin together. Orders indicate demand entering the pipeline; deliveries record homes that have closed. Maintaining sales volume with incentives can produce a different profit outcome from maintaining volume at unchanged pricing.
